Program Overview

Once a building is constructed, its commercial value, safety, and operational efficiency depend entirely on proper asset management. The Real Estate Maintenance program at ISEST is a multidisciplinary engineering and management program designed to train professionals to oversee, preserve, and optimise residential, commercial, and corporate properties.

This program goes beyond basic repairs to treat modern buildings as complex, integrated physical systems. Enrolling at the HND level and progressing to a B.Tech, students learn how to manage complex building management systems (BMS), plan preventative maintenance schedules, optimise energy consumption, and manage facility operations budgets. They graduate ready to protect multi-million dollar real estate assets, minimise operational downtime, and ensure complete regulatory compliance for modern urban structures.

Main Objectives

  • To teach the structural, mechanical, electrical, and plumbing (MEP) systems that form the core of modern buildings.
  • To develop proficiency in using computerized maintenance management systems (CMMS) and building management software.
  • To train students in designing and executing preventative, predictive, and corrective maintenance strategies.
  • To build expert skills in safety inspections, fire prevention systems, and environmental compliance auditing.
  • To equip graduates with the financial and legal skills needed to manage vendor contracts, write maintenance budgets, and handle real estate asset depreciation.

Graduates of the program will be proficient in:

  • MEP Systems Diagnostics: Troubleshooting and managing residential and commercial electrical grids, central HVAC units, and fluid plumbing loops.
  • Preventative Scheduling: Utilizing CMMS software to automate routine servicing for elevators, generators, roofing envelopes, and water lines.
  • Energy and Utility Auditing: Analyzing energy configurations and water data to implement cost-cutting green initiatives and solar setups.
  • Contract & Vendor Management: Drafting professional Service Level Agreements (SLAs), managing external contractors, and auditing technical execution.
  • Structural Health Assessment: Spotting early signs of concrete degradation, foundational settling, dampness entry, and wood rot.
  • Safety & Compliance Management: Enforcing local municipal occupancy laws, safety norms, and workplace health standards (HSE).
